A buyer's agent — chasseur immobilier in French — is a licensed professional mandated by the buyer, and only the buyer, to find and secure a property. Unlike an estate agent, who sells a portfolio on behalf of sellers, a buyer's agent searches the entire market and negotiates against the asking price.
The profession is regulated by the French Hoguet law: a professional licence (carte T), professional liability insurance, and a strict rule that no fee can be charged before the final deed is signed at the notary's.
