What is off-market, really?

The property is presented only to a restricted circle of already-identified and qualified buyers. At Comète, this circle is made up of our clients under exclusive mandate on the buyer side.

How much does it cost exactly?

Accepted Answer

Our fees are 2.5% of the sale price, with a minimum of €10,000. You pay nothing until the sale is signed at the notary. No entry fees, no flat rate, no commission in case of failure. It's the exact same fee schedule as our buyer-side hunting service — transparency is our signature.

Who can visit my property?

Only buyers already under exclusive mandate with us and whose project precisely matches your property (validated budget, financing in place, compatible search criteria). We filter before every viewing. No curious onlookers, no real-estate tourists, no neighbors coming to 'have a look.'

How long does it take on average?

Accepted Answer

Three weeks on average between mandate signing and the preliminary contract. The fastest cases close in under two weeks when a buyer under mandate is waiting for exactly your type of property. For comparison, the classic Parisian market sits around 2 to 3 months in 2026.

What if you can't find a buyer?

You pay nothing. Our fees are exclusively success-based. If after a reasonable period we haven't found a buyer in our circle, we offer to either extend the off-market mandate or switch to a broader strategy — the decision is yours.

Is my property eligible for off-market?

Accepted Answer

Comète works with high-end Parisian properties, generally starting at €400,000. All types: Haussmannian apartments, lofts, private mansions, buildings, investment properties. The main criterion isn't the price but how well it matches our mandated buyers' searches. A first call validates eligibility in 15 minutes.

Will my neighbors and circle know?

No. No public listing, no window display, no social media communication. Viewings are organized discreetly, without a 'for sale' sign or suspicious comings and goings. Many of our sellers keep the information confidential until the final deed is signed.

Why entrust Comète rather than a classic agency?

Three structural differences: we have a permanent portfolio of buyers already under mandate (classic agencies discover their buyers as viewings happen); our fees are transparent and capped (2.5%, min €10,000) when the market runs between 4 and 6%; we voluntarily limit the number of simultaneous mandates to guarantee dedicated attention to each seller.

What if I eventually want to publish my property?

You remain in charge of your strategy at all times. The exclusive mandate is generally signed for 3 renewable months; if you want to change course along the way, we'll discuss it together. We can also support a broader diffusion if market conditions evolve.

How does signing work?

Accepted Answer

Like any classic real-estate sale: preliminary contract at the notary (yours or ours, as you prefer), 10-day retraction period for the buyer, lifting of suspensive conditions (financing, urban planning), then final deed 2 to 3 months later. We accompany the whole process, up to handing over the keys.
